Property: Thirteen separate parcels located in northwest Utah, one of the fastest growing states in the United States. These parcels vary in size from 10 acres to 560 acres.
Location:

Western Box Elder County, Utah, near the Nevada state line. The parcels are from 9 to 50 miles south of the Idaho state line. Some of the property is near Utah State Highway 30.

Access: Most parcels are accessible from public roads. The transcontinental Union Pacific Railroad passes through one of the parcels.
Area: This portion of Northwest Utah is very sparsely populated. Most parcels offer elevated views of surrounding mountains and valleys. Nearby snow-capped mountains are visible from these parcels, and trails extend into the mountains. Most of the mountain property is owned by the Federal Government.
Soil: The soil is very fertile in most places. The surface texture varies from sandy and gravelly, to silt loam. There are rock outcroppings on the mountain peaks.
Vegetation: Sagebrush, indian rice grass, and other vegetation typical of high desert climates predominate. There are some small evergreen trees on higher elevations.
Topography: Most of the parcels have rolling land. Some have steep rises to rock outcroppings on small mountain-tops.
Elevation: The property varies from 4,200 feet of elevation to 5,300 feet. Most is in the 4,300 foot range.
Climate:
The climate is very dry, with only about 5” to 6” of annual precipitation. There is some snow in the winter, but it does not typically accumulate, except in the nearby mountains. Only July and August are very warm, with a fairly temperate climate the rest of the year. The frost-free season is 133 days.
Water:

Well water should be available in most locations at 100’ to 200’ of depth. Water permits are available through the State of Utah Division of water Rights.

Zoning:

All but one parcel is in the MU-160 zoning classification. 160 acres are required to obtain a building permit. This is a mixed use zoning, with an emphasis on retaining the rural environment.

Wildlife: There are mule deer, coyotes, antelope, jack rabbits, elk, mountain lions and several species of birds in the area.
Utilities:

Electric service is available along the railroad tracks and along the north portion of the Lucin/Wendover Road. However, electric service is several miles from some of the parcels.

Uses: Recreation, including hunting in the Pilot Range of mountains, ATV riding, mountain climbing, horseback riding, dirt bike riding, hiking, etc. There are hundreds of miles of dirt roads and trails in the area. Equestrian center. Mini-ranches. Home sites. Investment.
Taxes: $612.82 in 2008 for all thirteen parcels.
Price:

$750,000. Note: This is a wholesale price for the entire acreage. The total retail prices for all thirteen parcels is $1,112,000. The asking price represents a 32% discount from retail.
